Learn How to Resolve Tangled Title Issues to Help Low-Income Clients Keep Their Homes

Presented with Philadelphia VIP, First Judicial District (FJD) Mortgage and Tax Foreclosure Diversion Program, and the First Judicial District (FJD) Elder Justice & Civil Resource Center, as part of the EJCRC's Volunteer Training series


This three-hour CLE program, featuring notable speakers from the Register of Wills, the SeniorLAW Center and Community Legal Services, will guide attorneys regarding how to resolve common tangled title issues, particularly probate, that homeowners face when seeking assistance through the FJD Mortgage and Tax Foreclosure Diversion Program, while reviewing professional and ethical obligations surrounding trauma-informed lawyering and what our responsibilities are as attorneys to clients in this work.

Key skillsets that will be covered:

  •  Counseling your client through the process and how to provide representation in a trauma-informed way
 
 •  Figuring out the family tree and helping your client determine how to obtain title
  • 
Identifying probate roadblocks and threats to title, including mortgage issues
  • 
Applying to the Tangled Title Fund
  • 
Opening an estate at the Register of Wills
  • 
Drafting a deed and transferring title
  • 
Filing the inheritance tax return and final steps to close the estate

Make an impact and VOLUNTEER your legal assistance to low-income homeowners who are at-risk of facing mortgage and tax foreclosure!  Volunteer opportunities range from full pro-bono representation to short-term limited representation projects – remote opportunities also available. 

This CLE program is ONLY FREE of charge to any attorney who volunteers a minimum of six (6) hours with the Elder Justice & Civil Resource Center or takes on one (1) VIP case within four (4) months. Up to three (3) additional CLE credits may be available through VIP depending on the complexity of the case the attorney chooses to take on. However, if a volunteer does not complete the aforementioned minimum volunteer requirements, the attorney will be billed the full tuition for the program and credit may be retracted.
